Description

Job Title: Portfolio Accountant

Reports to: Director of Property Accounting


Job Overview: The Portfolio Accountant reports to the Director of Property Accounting and collaborates with the Management team and other Peak Properties employees to audit, compile, analyze, and report data across the portfolio. S/he helps with the oversight of financial transactions and reporting within the Yardi system, assists with troubleshooting and works independently on special projects.


Primary Responsibilities:

· Prepares and monitors account analysis, operating expenses, and reconciliations

· Prepares preview statements and distributes to bookkeeping to ensure the following month’s recurring charges and past due charges are accurate

· Calculates and records appropriate depreciation and amortization of fixed assets

· Prepares journal entries and processes accounts payable for cash receipts

· Prepares budgets for rental income

· Prepares monthly financial reports/statements and analyzes rent schedules

· Records financial statements and prepares reports for site-level analysis and provides support for all accounting questions and reviews

· Coordinates with Property Managers to ensure financial compliance with all procedures

· Evaluates and prepares annual budgets

· Reviews expense ledgers and assists in recovery reconciliations

· Assists with reconciling of balance sheets and income statements

· Supervises accounting information and aids internal and external stakeholders with data review

· Ensures compliance with all loan and bond documents

· Assists with maintaining records of all account receivables

· Analyzes property level balance sheets and cash flow statements

· Assists with all trustee bond accounts and maintains integrity of all data

· Participates in various acquisitions processes within required timeframe and ensures compliance to all internal controls and company policies

· Evaluates balance sheet accounts and evaluates property activities

· Provides support with the interpretation of complex documents for loans and agreements

· Ensures compliance with all client requirements and provides support to asset management

· Interfaces with building management and owner representatives on financial and operational issues

· Reviews and analyzes lease documents and understands their impact on the financial statements

· Performs monthly capital commitment tracking and forecasting package

· Coordinates with auditors or tax departments to aid with and respond to inquiries in an effective and timely manner

· Researches and assists with technical accounting issues as necessary

· Ensures that assets are legal and not under anf controversy from any government body or from a third party

· Estimates the market value of assets

· Presents reports regarding estimation and evaluation of assets to the executive team and owners

· Reviews the value of assets and works towards increasing their value

· Prepares timely monthly financial statements according to GAAP standards using MRI and Yardi Accounting software

· Prepare and reconcile balance sheet accounts and prepare supporting schedules

· Reviews general ledger accounts and records monthly closing journal entries

· Maintains depreciation schedules and capital expenditures

· Trains other staff on accounting principles

· Corrects and maintains depreciation schedules for fixed assets

Property Accountant Requirements:

· 5+ years of general accounting experience

· Real estate/property accounting experience required

· CPA preferred

· Excel proficiency required

· Bachelor’s degree in accounting, Business Management, and Administration preferred

· Yardi software experience preferred

· Ability to utilize multiple word processing, spreadsheet, and accounting software systems

· A sound knowledge about various aspects of financial and real estate assets

· Excellent verbal and written communication skills

· Excellent management and training abilities

· Result oriented and prompt performance

Availability and Work Hours:

· Must be available during normal business hours.

Physical Requirements:

· Constantly operates a computer and other office productivity machinery, such as a calculator, scanner, copy or printer machine.

· Requires the ability to move within different areas of properties, stand, sit, walk up/downstairs for periods of time to serve notices.
